Huntington Lakes Section IV is comprised of 8 four-story elevator buildings. HL4 was completed and turned over from the developer in November of 1989. Each building has 40 2-bedroom 2-bath units. There are two floor plans (north and south buildings). All units have a Florida room/lanai and interior washer/dryer hookups. All units maintain their own hot water heaters and air conditoning units. There is an outdoor heated pool and bathrooms. The quarterly COA maintenance fees include access to the clubhouse facilites owned and operated by Huntington Lakes Inc. The occupancy ratio of HL4 varies. It is in Flood Zone X. There is no commerical space or non-incidental business spaces. There is one quarterly Special Assessment in place for current owners for the Milestone Repairs. A new owner is not subject to this Assessment.
